Brookfield Place is a bold new commercial development in the heart of Perth’s CBD owned by Brookfield. Reflecting the latest concepts in corporate workplace design and facilities, Brookfield Place manages to respect its historical roots and introduce a contemporary feel to the precinct.
Brookfield Multiplex developed a two-stage construction program for the completion of the Brookfield Place project. The first involved the refurbishment of the historic Newspaper House Group of Buildings, comprising four heritage-listed buildings, constructed between 1910 and 1932. Fronting St Georges Terrace and surrounding Civic Place, these buildings provide the face of Brookfield Place at street level and have been refurbished and integrated into the heritage-minded development.
The centrepiece tower of the project was constructed in stage two – the 46- level Brookfield Place Tower. The commercial tower enjoys exceptional views to the south over the Swan River with excellent light and district views from all aspects. The tower includes premium office space, four parking levels, an extensive ground floor and podium retail, restaurant and leisure areas. Brookfield Multiplex tailored the fit out for new tenants BHP Billiton, PwC and Barrick Gold.
The tower is the tallest side core commercial building in the southern hemisphere, providing large continuous floor plates with incoming tenants gaining approximately 10 per cent space efficiency over existing tenancies.
The Brookfield Place complex occupies the commercial heart of the CBD and provides a new civic space for the Perth CBD. A vibrant precinct featuring retail and dining outlets has been created behind the heritage buildings along St George’s Terrace. An undercover cafe court is located to the south of the tower, while a smaller plaza provides access to a diverse array of other retail offerings including a number of specialty shops.
The complete building re-design was performed by Brookfield Multiplex in partnership with BHP to provide bespoke space specifically tailored to their and other tenants needs. It allows for a 5 Star Green Star Rating (for design) with BHP seeking a 5 Star Green Star Rating for their fit-out. An allowance for an underground tenant car park accommodating 330 tenant bays was also made.
Brookfield Multiplex’s re-design was able to achieve significant cost savings while avoiding impact on the building’s overall performance and Green Star Ratings. It also allowed earlier occupation by the tenants.
In the planning stages consideration was given to the idea of ‘future use’. Flexible floor plates within the structural design will allow tenants to include interconnecting stairs at multiple floor positions at any time in the future, facilitating current or future staff connectivity.
Brookfield Place offers an exciting addition to the Perth city skyline, providing a unique example of how a cutting edge contemporary design can mesh with its historical predecessors.
