Located on the northern tip of Pyrmont Point and formerly known as Piers 19, 20 & 21, this development involved refurbishment and adaptive re-use, with the entire development constructed within the heritage envelope of the existing buildings. Dating from 1918, the existing facilities were refurbished and converted into 30,000m2 of A-grade strata commercial office suites together with a marina, public accessways, cafe and retail facilities.
The Northern Building comprises 103 strata suites of up to 160m2 modules with a NLA of 12,188m2, 34 marina berths, a restaurant and cafe. The Southern Building includes 14,893m2 of commercial space, with typical modules of 550m2 and 650m2 but capable of providing up to 2000m2 in one line. In addition, on site parking caters for 213 cars. Blending heritage features with a state-of-the-art fitout, all suites have magnificent water views. In addition, there are two Shore Buildings, and the new five-level West building contains an underground carpark.
Jones Bay Wharf’s central location is within walking distance of the CBD and is serviced by light rail, bus and water taxi services. It also has excellent road access to the CBD, Western Distributor and Anzac Bridge.
As co-developer in a joint venture partnership and in addition to providing construction services, Brookfield Multiplex was jointly responsible for securing the site, arranging finance, the design, project management, marketing and sales. The development is valued at approximately $190m.
A highlight of the development was the combination of the wharf's historical features, including the original steel and timber trusses and large cargo doors, with the latest designs in glazing and sunshade systems. The wharf's famous gantries, which used to travel along the sides on railway tracks, were transformed into entertaining areas.
The Jones Bay Wharf was built in 1911, and transformed from a commercial facility to become a major transport centre for Australian troops and their equipment during World War II. During the 1950s the wharf became a major passenger terminal for immigrants. It is the last remaining finger wharf in Sydney Harbour.
Brookfield Multiplex tendered to purchase this site from the Sydney Harbour Foreshore Authority in an open market. A 99 year lease was granted on completion of the refurbishment. During the authority's approval process, JV partners Brookfield Multiplex and Toga were able to lease the entire project up to short term tenants.
As part of the Master Builders Association Excellence in Construction Awards 2004, Jones Bay Wharf was the winner of the Resource Efficiency Award.
